Developers hope Cabela's will bring more business to Short Pump

A big name store is part of the plan for the next phase of expansion in Short Pump.

The expansion involves several large pieces of property right next to the Goochland line on West Broad Street, right past Short Pump Town Center.

Developers are putting their hopes on the large outdoor store, Cabela's, who just announced it's coming to Virginia.

County leaders say they're again seeing a surge in businesses interested in Short Pump. Cabela's plans to use more than 97,000 square feet of space on the property. The development is 60 acres, and property owners say they're excited to sell.

"Cabela's will be right back here on this hill and then there's some restaurant space and I think hotel space down towards Broad Street," said Rick Grizzell. His family is selling thirty acres that will be used for the development.

Cabela's is part of the development called West Broad Marketplace. There's room for more stores and apartments. It's being managed by Cushman & Wakefield Thalhimer.

Next to that, construction is expected to start soon on 550 residential units in another new development called Broad Hill Centre. Atack Properties is leading that project. This also where a new Bon Secours medical facility will soon be built.

Across the street, another housing development on 70 acres called Greengate is going through county approval right now.

Grizzell says he feels a little sad. The same family has owned the property for almost a hundred years. Horses and cattle were once raised here.

"It's just not feasible to farm this anymore and make a living," he said. "There's a maturation to life and property and everything else, and I think it's time to move onto other things."

Those other things mean more housing in the county and jobs. According to Cabela's' store owners, they plan to employ 150 people.

If all goes as planned, Cabela's says construction would start in 2015 and the store would open the next year. Construction on the apartments that are part of Atack Properties could start in the next few months according to the developer. Cabela's has another meeting next month with county leaders to finalize the plans.
